It could be a busy night for the Henry County Zoning Advisory Board, as the November 8 meeting agenda includes five separate rezoning requests.
A request for rezoning from PD (planned development) to MU (mixed use) has been submitted for 84 acres on the northeast corner of the intersection of Lester Mill Road and Bill Gardner Parkway, just west of I-75. The land was zoned PD with a long list of conditions in 1999, according to a county staff report. The preliminary conceptual site plan calls for a mixed-use commercial and residential development, including two mixed-use building of lofts above retail along with two-story brownstone-style townhomes and single-family residential lots. The plans also include community buildings and three acres of future development identified as flex space.
A 100-lot subdivision is proposed for an 86.5-acre tract at 719 Crumbley Road, with a rezoning request from RA (residential agricultural) to R-2 (Sewer). The plan complies with the future land use map designation of low-density residential use for that site, according to county officials.
Another request is for rezoning from RA to RM (multifamily residential) for 26.53 acres on the south side of Mt. Carmel Road, east of North Bridges Road and east of I-75. The developers intend to construct apartment building in a “big house” style, according to a county staff report, and have proposed 275 units in all with a net density of 13.71 units per acre. This complies with the future land use map designation of high-density residential.
A 168.51-acre site at 1007 Flippen Road next to the I-75 overpass is the subject of a rezoning request from RA to RS (residential suburban). The conceptual site plan shows 130 single-family residential lots measuring 72 by 120 feet, another 130 lots measuring 62 by 120 feet, and 130 townhouse lots. The 390 total lots would have a net density of 5.94 dwelling units per acre with 50 percent open space. This request is supported by the future land use map designation of medium-density residential for that site.
A request for rezoning from RA and R-1 to R-2 (Sewer) has been made for 114.93 acres on North Ola Road, north of Snapping Shoals Road and the Ola school complex. A portion of this land was rezoned to R-1 with conditions in 2016. The proposed 134-lot residential subdivision is in line with the future land use map’s low-density residential designation.
For all five requests, staff recommended approval with conditions. The ZAB votes to recommend approval or denial, and the final vote is taken by the Board of Commissioners. Each request gets a hearing before the commissioners regardless of which way the ZAB votes.
