The Henry County Zoning Advisory Board suggested putting the brakes on a large proposed development in Ola after hearing three separate requests related to the property at its September 8 regular meeting.

North Ola Holdings LLC of Monroe requested a rezoning from RA (residential-agricultural) to a combination of RS (residential suburban) and C-1 (neighborhood commercial) for a 106.25-acre site located northwest of the intersection of Hwy. 81 and North Ola Road. The request was to allow a mixed single-family residential, multi- family residential, and commercial development.

The ZAB recommended denial of that request, and made the same ruling for a requested amendment to the county’s comprehensive plan regarding the property, which would have changed its designation from Low Density Residential and Commercial to Mixed Use. The applicant has the option of appealing these rulings to the Board of Commissioners.
A third request, for a variance from development standards that would provide relief from Highway Corridor Overlay District requirements, was tabled by the applicant.

In other business, Mehulkmar Gajjar of Locust Grove requested a rezoning from RA to C-2 (general commercial) for 6.27 acres of property at the northeast corner of the intersection of Hwy. 81 and Upchurch Road to allow a commercial development. The ZAB recommended approval with certain conditions.

This same applicant also requested an amendment to the Comprehensive Plan from Low Density Residential to Commercial. That was recommended for approval.

Eagles Landing Equity Holdings LLC of Chamblee requested a rezoning from RA to C-1 for 7.733 acres at 235 Springdale Road, at the corner of East Lake Parkway, for a commercial development. The ZAB recommended approval with conditions.

Selina and Samuel Richardson of Stockbridge requested a variance from development standards for 1.08 acres located 7271 Wilkerson Road, for relief from the RA setback requirements in development standards. According to a county staff report, the applicants wanted the front yard setback reduced from 75 to 48.9 feet so the existing single-family residence could be expanded with a room addition. That request was approved by the ZAB and does not require Board of Commissioners approval.
