The Henry County Zoning Advisory Board ruled on two requests at its January 28 regular meeting, giving approval to a conditional use petition and recommending approval for a rezoning application.


The conditional use involves 97 acres of land on the north side of Mount Carmel Road between Chambers Road and Mill Road. According to a staff report, the property is zoned R-3 and the applicant, who is planning a conservation subdivision, wants to reduce the minimum square footage of each lot from 18,000 to 10,890 and reduce the minimum lot width from 100 to 60 feet. The request is partly due to a large flood plain on the northern part of the site. Any modification of zoning conditions must be approved by the Board of Commissioners.

The rezoning request is for a 28-acre site on the west side of Jodeco Road, between Cook Lane and Lewis Drive, has been recommended for approval by the Henry County Zoning Board. The change from RA (residential-agricultural) to RS (residential suburban) would allow a mix of single-family homes and townhomes.


County staff, which recommended approval with conditions, stated at the meeting that the request was consistent with the county’s future land use map. The ZAB’s recommendation for approval came with a long list of conditions. The rezoning will now go before the Board of Commissioners for final approval.
