A 31-acre site on the north side of Jonesboro Road was the subject of a rezoning request heard by the Henry County Zoning Advisory Board at its November 12 regular meeting. The property is adjacent to McDonough Christian Church, and the request is for MU zoning for a mixed-use development.

Plans for the site include a proposed commercial pod with 10.2 acres of office and commercial uses, along with a 21-acre residential section that would include 280 apartments. A few neighboring residents spoke to the ZAB in opposition to the request, but it was recommended for approval with conditions. Final approval of the rezoning will be decided by the Board of Commissioners.

In other business, the ZAB recommended approval of a rezoning request for a future commercial development on a 1.2-acre tract on the north side of East Lake Parkway just west of Hwy. 155. The property is currently zoned RA (residential agricultural) and the requested change is to C-2 (general commercial). The site in question is surrounded almost completely by existing commercial development. The board also approved a request for a variance from development standards for the same site, pending final approval of the rezoning by the Board of Commissioners.

The ZAB voted to approve a variance request for a 0.137-acre individual residential lot at 269 Janney Circle in McDonough. The applicant requested a reduction in the front yard setback from 20 to 18 feet and a reduction in the side yard setback from five to three feet. County staff said the change was necessary due to a survey error which was discovered by the developer and brought to their attention, but not noticed by the property purchaser or neighbors. There was no opposition to the request at the ZAB meeting, and approval was given with conditions.
