  Four rezoning requests were heard by the Henry County Zoning Advisory Board at its July 25 regular meeting and three were recommended for approval, although all of them will be brought before the Board of Commissioners for final approval or denial in the next two months.

  A request to rezone 40 acres from C-1 (neighborhood commercial) to MU (mixed use) received a 5-0 affirmative vote. The property is east of Hwy. 19/41 and west of Old Hwy. 3 and Old Griffin Road. The purpose of the request is “for future advanced technology industrial development,” according to a county staff report.

  A separate agenda item for the same site received 5-0 approval for a request to amend the Future Land Map designation from Commercial to Mixed Use.

  The board gave unanimous support to a request for rezoning from RA (residential agricultural) to C-2 (general commercial) for 2.07 acres at 100 Mount Carmel Road to allow for a shopping center.

  Also recommended for approval was a request to rezone 1.393 acres from R-3 (single-family residential) to C-3 (highway commercial). That property is at 101 Hwy. 138 East and is intended to be developed as a gas station and convenience store with other commercial spaces.

  All of the above requests are scheduled to be considered September 17 by the Board of Commissioners.

  A request to rezone 41.268 acres on the north side of Hampton-Locust Grove Road from RA to C-3 received a 3-2 vote to recommend approval with conditions that include noise mitigation and elimination of a portion of a parking area. The request is for accessory trailer storage as well as parking for adjacent property.

  The ZAB heard a rezoning request involving 89 acres at 1496 Millers Mill Road, where the applicant asked for a change from RA to R-3 for a single-family subdivision. A motion to recommend R-3 with conditions failed, and a subsequent motion to recommend R-2 with sewer also failed. A separate vote to grant a conditional use for a conservation subdivision passed 3-2.

  These two rezoning requests are scheduled to be heard October 15 by the Board of Commissioners.
