  The Henry County Board of Commissioners voted at its May 21 regular meeting to approve a rezoning for a conservation subdivision on Elliott Road and also reversed the Zoning Advisory Board’s previous denial of a conditional use request for the same property.

  The site is about 87 acres on the east side of Elliott Road near its intersection with Campground Road. One of the conditions of the rezoning was that a section of property be preserved for the future Campground Road Extension crossing. There were also conditions regarding the materials used for the homes themselves, the garage layouts and landscaping details among other things. The motion to approve included six conditions given by the ZAB and four more added by the commissioners.

  The conditional use request was for a conservation subdivision. That was allowed with seven conditions read into the record. Both the rezoning and the reversal of the ZAB decision were approved unanimously.

  A request for a 4.32-acre tract on Hwy. 81 East, just west of Old Jackson Road, was approved to allow the removal of four conditions from the original rezoning approval. A letter to the county from the applicant showed that he intends to sell the property and the buyer plans to develop a 7,000-square-foot gym along with six 1,000-square-foot retail spaces.

  A 23-acre site on Willow Lane in McDonough was rezoned to Residential Suburban (RS) for a single-family residential and townhome development. The site is north of Hopewell Place, and the applicant has proposed 56 townhome lots on the west side of Willow Lane along with 44 single-family homes on the east side, with those homes serving as an expansion of the Mathis Place at Pembrooke subdivision. Commissioner Gary Barham read eight conditions into the record when making the motion to approve. This motion passed 5-1 with Commissioner Johnny Wilson voting in opposition.

  The commissioners denied a request for R-5 rezoning of a 17.9-acre tract on Hwy. 155 north of Town Square Drive, but approved R-3 with a few stipulations, such as all houses being at least 2,400 square feet with brick or stone on two sides, as well as side-entry garages where feasible and a mandatory homeowners association. There are 28 single-family building lots on the site. The vote was unanimous.   For a 50.42-acre piece of property on Peach Drive, a request for R-3 zoning was approved unanimously. There were eight conditions attached, including a minimum of 3,000 square feet for each home and having all 43 proposed lots take access from inside the gates of the Eagle’s Landing subdivision.
