  The Henry County Zoning Advisory Board voted May 9 to recommend approval of a rezoning request for a 50-acre site at the northeast corner of East Lake Road and Springdale Road from from RA (residential agricultural) to RS (residential suburban).

The plan is for a mixture of townhomes and duplex lots on the property for a total of 184 dwelling units, which is within the guidelines under the county’s future land use map, according to county staff. Several conditions were recommended by staff which were included in the motion passed by the ZAB. The rezoning request will now be heard by the Henry County Board of Commissioners, probably in June.

  Another rezoning recommended for approval was for 18.36 acres out of a 23-acre site at the northeast corner of Bowen Road and Hwy. 138, just west of Hwy. 155. The proposed change is from RA (residential agricultural) to R-2 (single-family residential) and the plan is for a 13-lot subdivision on the east side of Bowen Road.

  The request is within the current guidelines of the county’s future land use map, according to staff, which recommended several conditions should the request be approved. Each lot is to be a minimum of 30,000 square feet with at least 125 feet of road frontage, according to a representative of the developer. The county’s Department of Transportation recommended that 60 feet of right-of-way along Hwy. 138 be preserved as well.

  A conditional use request was approved for a 1.2-acre site at 1634 Hwy. 42 South, between McDonough and Locust Grove, for an amusement, sports and recreation facility. The principal use for the property will be batting cages with a smaller portion designated for associated retail, according to county staff. The applicant stated that he wants to provide a place for young people and families to utilize baseball and softball facilities like this in Henry County as well as a place to purchase some of their equipment without having to drive to the north side of Atlanta or some other long distance.

  Conditional use and variance requests were approved for a 4.3-acre piece of property at 3025 Jonesboro Road, across from Mitchell Road near the Dutchtown school complex. The requests were made by the McIntosh Trail Community Service Board of Griffin for a personal care home. Such a home is permissible in a residential zoning district with up to four clients at a time, but the conditional use was needed to allow six clients at a time.   The variance was requested to reduce the road frontage setback from 60 feet to 30 feet. County staff said this setback would be reduced anyway sometime in the future when that section of Jonesboro Road is widened.
